A branded residence is a home created by a developer in partnership with a global house of luxury. The developer acquires the land, builds the towers and sells the homes. The brand lends its name, its design language and, often, its standards of service. The result, when it is done well, is a home that carries the discipline of a watchmaker, a couture atelier or a hotel group into the way it is planned, finished and looked after.
How the partnership works
In most cases the brand does not build or sell anything itself. It licenses its name to the developer and agrees on how the residences will look and feel: the façade, the arrival lobby, the common areas and, sometimes, the interiors and fittings inside each home. Hospitality names such as Westin go further and shape the services residents receive, from concierge to wellness.
It is worth asking, early, exactly what the brand controls and for how long. A licence that covers design only is very different from one that also governs service after you move in.
The branded residences of North India
Few markets have embraced the idea as quickly as the capital region.
- Gurgaon now has residences by Trump, Jacob & Co., Elie Saab, BRABUS, Franck Muller, Westin and Tonino Lamborghini, across Golf Course Road, Golf Course Extension Road, the Dwarka Expressway and the Southern Peripheral Road.
- Noida has Trump Towers near the DND Flyway, and Jacob & Co. and Elie Saab residences along the Noida Expressway.
- Mohali is welcoming the Tricity's first, Jacob & Co Residences on Airport Road.
You can compare every one of them, side by side, on our residences page.
What to compare between towers
A famous name is a beginning, not a decision. These are the questions we encourage every client to ask.
- Density. How many residences share the land, and how many share each floor core? Two homes to a core feels very different from six.
- The brand's real role. Design only, or design and ongoing service?
- Price per square foot. Compare like with like, including the loading on super area.
- RERA registration. Confirm the number on the state portal, and read the possession date in the filing rather than the brochure.
- The developer's record. Look at completed projects and how they have aged, not only renders.
- Running costs. Branded service is rarely free. Ask for the expected maintenance charge per square foot.
Is a branded residence a good investment?
Branded homes are usually priced above comparable addresses nearby, and buyers pay that premium for design, rarity and service. Whether it is worth it depends on the specific tower, its density, the strength of the brand's involvement and the price you pay. We are always glad to share a candid view on any project.
The right branded residence is chosen for how it will feel to live in a decade from now, not for the name on the hoarding.
Before you commit
Visit the sales gallery, ask for the full cost sheet including charges and taxes, verify the RERA filing, and read the agreement for sale carefully. If you would like help with any of it, speak with an advisor.
